Sanza is always in the same spot, but the game doesn’t let you know where that is.
One of the earliest side quests you can add to your journal in Avowed is called "Mapping the Living Lands," and it's given to you by a man named Sanza. Sanza is standing by a cart on the outskirts of Paradis and asks you to locate four of his missing cartographers who went on journies to map the different regions of the Living Lands.
While this sounds simple enough, you're given no quest markers for these missing cartographers until you reach their approximate area on the map. However, the troubles don't stop there, as even after you find the cartographers, no quest marker pops up to return to Sanza. Sanza is not in his original location either, so where do you find him to complete the Mapping the Living Lands quests in Avowed?

If you're like me, then you spent dozens of minutes trying to search all around Sanza's original location to find him. I eventually gave up and deduced that Sanza must be somewhere in Paradis, but even that yielded no results for quite a while. Then, after nearly an hour of searching, I was able to find Sanza in a location that I never would have thought to look.
To find Sanza in Avowed and complete the Mapping the Living Lands quest, you need to head inside Paradis and go to the "Administration District" part of the city. From here, go north up a large grand staircase and you'll be able to enter the Paradis Highlands area, which features a completely separate map from the regular city of Paradis.
Inside Paradis Highlands, go forward and stay on the right side of the street. After a few seconds of walking, you'll come across a large red building on your right that you can go into. If you look on your large map, you'll see this building is called "Sanza's Emporium."
Naturally, this is where you'll find Sanza, as he runs the shop and he's standing behind the counter waiting for you. If you speak to Sanza, you can tell him you found one of his missing cartographers for Mapping the Living Lands and you can purchase some items from him as well.
Every time you find a new cartographer for the Mapping the Living Lands quest, which are available in every region of Avowed, you can return to Sanza's Emporium to finish the quest and receive some rewards.
